Cancellation Policy: No refund will be issued for any reason.• RATES • Nightly Rate - varies widely by season, holiday, weekday, etc... • Breakers End has dynamic pricing based on supply & demand and can vary. • 10% rate discount on stays 7+ nights automatically applied at checkout • 2 night minimum which can be higher on select holidays • 5 night minimum during summer & shorter stays may be reserved closer to time of stay • MONTHLY STAYS • Breakers End can accommodate longer monthly stays with varying discounts depending on the month. • November 1 - April 30 are approximately 50% off the nightly rate & exempt from Transient Lodging Tax & Oregon Tax for stays 30+ nights. Please reach out for more information. All longer stays include complimentary cleaning every two weeks. • CANCELLATION POLICY • The official cancellation policy is No Refunds. We try to be flexible with cancellations, however, because we are a small business we are heavily impacted when our guests have to cancel. In the rare event of a cancellation initiated by a guest, we may use discretion to refund taxes & any fees eligible. We will open cancelled dates on booking calendar and if dates are re-rented then a credit or partial refund to Primary Guest may be issued based on amount of replacement rental minus 10% of original reservation payment to cover credit card fees & bookkeeping expenses. In the rare event that Breakers End is unavailable due to mandatory evacuation etc., a full refund will be issued. • TAXES • Breakers End collects & remits local taxes to support our local infrastructure & economy. • 1.5% Oregon State Lodging Tax • 10% Tillamook County Transient Lodging Tax • Tillamook County Annual Operator Fee • PETS • Dogs are welcome! • $100 for 1 dog • $150 for 2 dogs • Please be up to date on flea treatments & bring a crate for your pup if they may not do well when left alone in the cottage. Certain breeds are not allowed due to restrictions by our homeowner's insurance - please inquire. • CLEANING • $200 Cleaning Fee - 100% goes to our cleaners. • This includes 3 hours of cleaning as well as laundering of all sheets, white bath towels, and quilts on beds. Please help us keep our cleaning costs low for everyone by laundering the extra beach towels and any extra blankets used during your stay. We pay our cleaners a livable wage and 100% of the cleaning fees go to our team. There is not a long list of chores required - pretty much just start the dishwasher and lock up - enjoy the last day of your vacation! • $50 Rental Guardian Accidental Property Damage Protection - $1,500 in coverage. Guests may opt out by noting at time of booking via note in the "Comments/Questions" box and the charge will be manually removed prior to running credit card, however guests may not opt out of the PDP after reservation deposit has been confirmed. • $500 Damage Deposit will be authorized as a 'hold' on credit card 2 days prior to arrival and released within 7 days post-stay (debit cards will be charged & refunded accordingly). • FLEX CHECK • Want to squeeze in more fun during your vacation? Subject to availability within 72 hours prior to check-in & check-out dates. • Complimentary 1 hour early check in or late check out depending on availability. • $100 Flex Check In - Early check-in anytime after 10am on day of arrival. • $100 Flex Check Out - Late check-out anytime on departure day before 5pm. • Regular Check In time is 4pm & Regular Check Out time is 11am. • Q: Are you on Airbnb or VRBO? • A: We may be in the future, but this website will always be the least expensive option for guests to book their reservation at Breakers End. Both Airbnb & VRBO add guest service fees or guest booking fees to reservations with no added benefits for guests. Guests may save $100-$500+ by booking directly on this website & skipping the fees that the sites pass along to guests. All credit card transactions made through this website are securely processed.
